What you can expect us to do for you

Search

We act independently for a very limited number of clients. This greatly reduces the possibility of any conflict of interest. We will not act for more than one client seeking a property with a similar specification and in a similar price range. This clearly differentiates us from agents who act for both buyers and sellers and rely on "Chinese walls" and the competitive instincts of their salespeople, to protect the integrity of the service they provide their clients.

Finding the right property is a personal business. We spend as much time as needed understanding what our clients are looking for. Successful property buying depends so much on having complete and relevant information not just about property, but about the region, and the laws and regulations that apply in this environment. Our aim is to prevent bad buying decisions made by unrepresented buyers, such as buying property with faults that can only be uncovered by an informed and at times critical searching technique.

The first step is to determine your needs. We start with a comprehensive set of questions to define your particular property requirements. We ask you to examine our appointment contract and having satisfied yourself that our services meet your particular requirements, submit it to us.

Once we have received instructions to act, and now that we have a clear picture of your requirements, our search begins. We start searching across your target market for all properties that meet your criteria. Our excellent relationship with local contacts enables us to hear about and view suitable properties. Selling agents know we represent genuine committed buyers so whatever the state of the market, that assurance earns our clients preferential treatment. Among properties presented may often be those not formally listed but known to be available. We personally inspect all properties that meet your requirements, and eliminate those that don't meet your criteria.

After we have inspected all suitable properties, we present potential properties to you by providing written reports, including photographs where appropriate, and arrange inspections at your convenience. This will enable you to compile a shortlist.

Evaluate

When the property at the top of your shortlist is identified we submit a current market analysis to help you determine its true value. We provide a clear, unbiased and balanced assessment of each property. Working with you prior to purchase, we will advise on any special conditions of sale that should be prudently inserted in the sale and purchase agreement for your protection. If putting forward an unconditional offer adds to your bargaining strength, we will discuss with you the pros and cons of employing such a strategy.

Negotiate

We then take instructions from you to negotiate on your behalf. Working closely with you, we formulate an action plan based on an offer price that fits your available resources, and a contingency plan to respond to subsequent counter offers. We then use our professional skills to negotiate on your behalf to secure the property in accordance with your instructions. If the target property is to be sold via auction we will attempt to buy pre-auction. If this is not possible, we will attend the auction and bid on your behalf or negotiate post-auction if the property remains available.

Conclude

If the property is secured on a conditional basis we will coordinate all inspections required to satisfy your contractual requirements. We work with a trusted team of independent professionals, i.e. valuers, finance brokers, property inspection services, tax experts and lawyers. We track your contract through the conveyancing process and ensure any delays or hiccups are dealt with expeditiously.

Manage

We have had many years experience in managing residential and commercial property. If your purchase is for investment we can arrange management services through our property management division.
